When deciding on a price for your listing, you might take a peek at what others in your area are charging. But the prices you see may be for unbooked listings near yours—and often those are unbooked because they’re not priced competitively.
To help take some of the guesswork out of choosing a competitive price, we made a tool that lets you view the prices and booking rates of other successful listings near yours. This tool does the math for you, only looks at successfully booked listings, and is always up to date. We take into account location, room type, and number of beds, and show you the listings so you can see for yourself what guests are booking. Here’s how to give it a try:
Log on to Airbnb.com and go to the settings page for your listing. Choose the Pricing tab. If the Compare Listings tool is available for your listing at this time, you’ll see a box at the right labeled “What price gets bookings?” Click “Compare prices” in that box and a popup will open showing some listings similar to yours.
Once you’ve browsed these and are ready to see a price comparison, click the “Compare prices” button at the bottom right of the screen.
The next screen shows you how your listing compares per night for both weekday and weekend rates. And it shows you the percent of time your listing is booked compared to similar listings. You might also notice some helpful pricing tips to help you get more bookings.
If you want to make a change to your price, there’s a handy button to take you there. Just click “Go to pricing settings” in the bottom right corner.
